The heart of an effective parking lot/pavement maintenance program includes periodic asphalt sealing with an asphalt emulsion pavement sealer also known as a slurry seal which is mixed with sand. Our premium quality pavement sealers are the proven industry standard with over 500 million gallons applied world-wide. Our pavement sealers dry very fast allowing us to paint the same day which translates to less downtime for your business. Asphalt sealing combined with regular crack sealing will more than double the life of asphalt pavement.

Polymer Modified MasterSeal™ (PMM)


This product is a high performance, mineral reinforced, asphalt emulsion, slurry sealcoat blended with polymers and special surfactants for superior adhesion, flexibility and durability.


PMM is mixed on site with specifically graded aggregate and applied at a rate of 58-62% solids (unlike conventional sealers that are applied at 40-43% solids). It is high solids formula for added durability.  This sealer is mixed with 4lbs/gallon of silica sand on the job site just before it is applied.

What is Asphalt Sealing / Sealcoating?


Asphalt Sealing or Parking Lot Sealing is commonly referred to as "Sealcoating".

Sealcoating is essentially applying a protective barrier between the asphalt surface and any destructive elements whether it be natural or manmade.  The term "Sealcoating" in a nutshell means that a coating will seal in the asphalt's original properties while blocking out destructive elements extending the life and performance of the asphalt.


The type of sealer used is directly related to how long your pavement will remain protected.  Oil based products are NOT reccomended.

PRODUCTS WE WON'T USE

OIL BASED SEALER aka CUTBACK


Oil based sealer is easily recognized by its shiny finish with small horizontal line patterns from the spray. This sealer is specifically designed for home driveways.  This sealer is not designed for parking lots as it does not withstand the heavy traffic from parking lots.  Cutback is applied with only one coat and will typically last 4-6 months before it is worn away.


When hiring a contractor ALWAYS ask them what product they intend to use and why.  If they skip over the question then there might be a reason.  If you are looking to have your parking lot sealed, save your money and opt against oil based sealers.

COAL TAR (toxic product)


In the recent years there have been some studies done in the US. and Canada regarding the use of Coal Tar in pavement sealers and the high levels of PAH (polycyclic aromatic hydrocarbons) they contain.  Labeled a human carcinogen by the International Agency for Research on Cancer, up to one-third of the contents of coal-tar sealants is polycyclic aromatic hydrocarbons.  The Canadian government recently called for closer scrutiny of a chemical called "quinoline" entering the environment. Quinoline is found in Refined Coal Tar Sealers.  As a result of the study done by Environment Canada Quinoline has now been listed as a Schedule 1 - Toxic Substance.


At The Parking Lot Guys Inc. we pride ourselves on being an Eco-Friendly company.  We understand that sometimes businesses can have a negative impact on the environment around them without even being aware. We strive to be the exact opposite. We always research all of the products we use to insure TPLG's eco-standards. 


With all of the controversy surrounding coal tar emulsion we want to let our clients know that (TPLG) The Parking Lot Guys Inc. DO NOT use coal tar products. From inception we have chosen not to stock or purchase any Refined Coal Tar Pitch products due to the negative impact it has on the crews applying it and the environment.  TPLG uses only eco-friendly asphalt emulsion sealers which have PAH levels 1000 times less than coal tar.
